Schoolhouse Square
Schoolhouse Square is being developed by TRF Development Partners in partnership with Neptune Township and CityWorks.
The Schoolhouse Square model home is located at 13 Ridge Avenue, Neptune, NJ 07753. It is open daily from 11 am to 3 pm and has extended hours on Thursdays from 11 am to 6 pm.

Neptune Receives Two Merit Awards from Monmouth County Planning Board
On the evening of September 29th (2010),Neptune Township Mayor Mary Beth Jahn was accompanied by Randy Bishop,Neptune Township Committeeman and several members of the township's planning and zoning boards to an awards dinner hosted by the Monmouth County Planning Board.
Freeholder Deputy Director Robert D. Clifton presented the Merit Award for the initial phase of the Midtown Commons Project to Mayor Jahn, Committeeman Bishop and City Works Executive Director,Tom Clark. Key to the project is a 51,000 square-foot, $18.5 million office/health center on West Lake Avenue. Its principal tenant is the Family Health Center, relocated from the Jersey Shore University Medical Center. The health center occupies 30,000 square feet; the New Jersey Division of Taxation will occupy an additional 15,000 square feet of office space and will bring 75 permanent jobs. The County Board recognized the partnership established between the Township's Economic Development Corporation (EDC), CityWorks, Inc. and the Midtown Urban Renaissance Corporation (MURC).
The second phase of the project will add 22 units of mixed-use affordable rental units, followed by an additional 97 units in a mixed-use configuration with 27 units pledged for affordable housing. Also included in the balance of the project are an additional 60,000 square feet of retail/commerical space that will provide the neighborhood with a daycare facility and a .75-acre urban park.
Presenting the merit award for the Transit Village Study Land Use Plan was Freeholder John D'Amico. The Board
chose to recognize the plan because the reorientation of the area, embodied by the rezoning concepts which comprise a major component of the plan, will contribute to the increased utilization of existing mass transit infrastructure. In addition, the Board commended the incorporation of public feedback in the plan.
Located west of the Bradley Beach train station and bounded by Atkins, Fifth and Nineth Avenues and Memorial Drive, the study area provides the necessary framework to implement rezoning concepts that promote transit-oriented uses. This plan establishes a comprehensive set of guidelines to ensure that future development takes place at an appropriate scale and considers how potential development projects will impact the aesthetics and function of the public realm.

A project to revitalize one of Neptune Township's "Gateway" areas, the West Lake Avenue or "MidTown" district, is one of six exemplary projects to be honored with a 2010 Smart Growth Award from New Jersey Future, the nonprofit smart-growth research and advocacy group.
The MidTown Commons project-a collaboration of CityWorks, Inc., Neptune Township, New Jersey Economic Development Authority and TD Bank-is cited in the category of Main Street Community Revitalization.
The honorees will receive their awards at New Jersey Future's ninth-annual Smart Growth Awards ceremony on June 2 at the Newark Club, where longtime New Jersey Future board member W. Cary Edwards will also be honored with a special Leadership Award. A former state assemblyman, Mr. Edwards served as chief counsel and attorney general in the Kean administration and was a key player in passage of the State Planning Act in 1985.
The initial phase of the Midtown Commons project is a 51,000-square-foot, $18.5 million office/health center complex on West Lake Avenue. Its principal tenant is the Family Health Center, relocated from the Jersey Shore Medical Center campus. In the new facility, the health center occupies 30,000 square feet, a 35 percent increase over its former site, and brings 50 permanent professional and administrative jobs to the West Lake Avenue corridor. The New Jersey Division of Taxation will occupy an additional 15,000 square feet of office space and will bring 75 permanent jobs. A second phase of the project will add 22 units of mixed-use affordable rental units, followed by an additional 97 units in a mixed-use configuration with 27 units pledged for affordable housing. Also included in the balance of the project are an additional 60,000 square feet of retail/commercial space that will provide the neighborhood with a daycare facility and a .75-acre urban park.
"To address the needs in the West Lake Avenue or 'Midtown' district, the township partnered with three entities: CityWorks, a nonprofit corporation whose mission is to facilitate real estate projects in economically distressed neighborhoods throughout New Jersey; the Neptune Economic Development Corporation; and the Midtown Urban Renaissance Corporation, a nonprofit made up of residents, business owners and religious and civic leaders," reads the citation honoring the project. "Together, they spearheaded an effort to redevelop the commercial corridor. Input from the community was fundamental to the planning, with more than a dozen meetings held with residents from the planning stages into the construction phase."
Peter Kasabach, executive director of New Jersey Future, hailed the project, as well as the other award-winners, for establishing a trend-setting example for other municipalities to follow. "The winners of these awards demonstrate how New Jersey, the nation's most developed state, can sustain a robust economy and a healthy environment through smart growth and redevelopment in the 21st century," Kasabach said.

The Economic Development Committee offers low interest loans to existing businesses that wish to expand their facilities and hire new employees. The EDC also offers facade improvement grants to businesses throughout the township.

The recent development of a Recreation Master Plan, an Urban Center Plan, a School Facilities Improvement Plan, a Community Oriented Policing strategy and a major sanitary sewer replacement program have provided major long term, yet immediate impact plans and strategies for the development and redevelopment of Neptune Township.
The Township has initiated a Neighborhood Empowerment Program (NEP) in the Mid-Town section of the Township. The primary objective of the NEP is to improve access to and flexibility of state and private sector resources that will help the Township implement our NEP plan for revitalization which will ensure that our residents have a voice in the revitalization of our neighborhoods. Neptune Townships Neighborhood Empowerment Committee is headed by a group of local residents and business owners who are working together to prepare a long-term plan for development throughout the Mid-Town area. The community has been asked to develop a comprehensive plan that will address the economic concerns of the municipality while addressing the community concerns regarding cultural, socioeconomic, racial and ethnic differences.
